A day in the life of a Violations Coordinator:
The Violations Coordinator is responsible for the comprehensive Violations process for Main Street Renewal on behalf of our owners according to MSR Policies and Procedures. This involves the physical intake and processing of third-party issued Violations collaboratively with the team as well as management of violation work orders created to ensure they are completed prior to their assigned due dates to avoid fines, litigation, and liens.
- Analyze violation notices to determine responsibility, occurrence, and scope of work for work order creation. This will be a shared responsibility with the Violations Coordinator and each role will have a required daily total to be processed.
- Responsibility for the Violations inbox to ensure that all violations received electronically are received and processed.
- Communicate as needed with violation issuing entities for further clarification of the issued violation, the direction of how to cure, and request extensions as needed to meet issuing entities expectations, preventing further violations from being issued.
- Mitigate violation fines with issuing entities on behalf of MS Renewal, the property owners, and residents.
- Communicate with Central Maintenance, Residents, and Branch officers to coordinate and cure violation work orders.
- Management of work orders once created including applying fines and/or fees, resident notification correspondence, and the closing of resident work orders post notification
- Assist the Branch or ASC departments as needed to resolve HOA related issues (non-escalated issues)
- Management of escalation issues which involves working with internal and external Legal, coordination of notice of entry posting if required, and facilitation for summons and hearings.
- Creation and issuance of lease violations for MSR Branch requests
- Weekly reporting to the Violations Supervisor for all Violations: KPIs, Violations Fines totals, status, and updates.

Essential Responsibilities:
- Coordinate violations processing and follow-up, according to MSR violations process.
- Communicate with branch offices through the stages of the MSR violations process.
- Accurately input violations information into specified property fields to ensure all relevant information can be reported on.
- Make payments/checks when needed to pay fines related to violations as required.
- Dispute resolution, analyzing, and resolving complex disputes with accuracy.

Additional Skills and Qualifications:
- Proficient in Microsoft Excel (Intermediate level) for data analysis and reporting.
- Strong problem-solving skills with the ability to think analytically and creatively.
- Excellent communication skills, both verbal and written.
- Detail-oriented with the ability to prioritize and manage multiple tasks effectively.
- Experience in a Sales force is a plus.
