Essential Duties and Responsibilities:

  • Analyze & execute pricing decisions in accordance with the goals set by Regional Managers, Asset Managers and all Owner Representatives.
  • Evaluate & maintain revenue system settings on an ongoing basis to maximize revenue while meeting owner objectives.
  • Research & recommend set-up changes with communities and unit amenities based analysis via Excel.
  • Guide on-site teams to achieve higher levels of revenue by implementing higher rents whenever possible.
  • Recognize system problems & act accordingly in coordination with Community Managers, Regional Managers, Asset Managers and all levels of management that oversee revenue.
  • Support on-site teams in the daily application of pricing, including monitoring compliance of system pricing.
  • Train on-site and corporate teams on all aspects related to the revenue management system. Prepare training agenda and materials.
  • Communicate as needed with all necessary levels of management on key issues regarding pricing, and operation of the revenue management software.
  • Lead new property installations and all aspects that involve revenue management setup and implementation.
  • Provide timely and appropriate pricing recommendations. Conduct and lead weekly pricing calls.
  • Work closely with IT and Support teams to resolve/troubleshoot technical issues pertaining to revenue management.
  • Represent Gables Residential to fee clients. Participate and provide revenue management presentations to fee clients.
  • Act as company liaison and communicate regularly with revenue management software vendor to identify issues, modifications and enhancements.

Education/Training/Experience:

Education:

A College Degree is highly preferred. The position does require the ability to communicate effectively in English, and the ability to perform advanced business mathematical functions.

Professional Experience:

  • Prior experience working with revenue management software, generally 3-5 years exposure as a pricing analyst is desirable.

Attendance/Travel Requirements:   Travel is necessary on a periodic basis to train on-site teams during revenue management implementations and set-up reviews, attend Gables regional meetings, attend revenue management training, and revenue management user conferences.

Licenses/Equipment: A valid driver’s license and current automobile insurance is required.  Position requires individuals to furnish their own vehicle to fulfill all of the job’s functions.

Skills:

  • Ability to read, analyze and interpret charts/graphs and financial reports
  • Ability to conduct and lead effective meetings, pricing calls and presentations
  • Must have a professional image and demeanor
  • Ability to communicate in a manner that is productive with executive level management, demonstrating tact and diplomacy
  • Excellent written and verbal communication skills
  • Ability to accept and learn from constructive criticism
  • Must be well organized, efficient and detail oriented
  • Must have the ability to work independently and meet deadlines without constant supervision (possibly working late hours and/or weekends as needed)
  • Must have strong time management skills and possess the ability to prioritize tasks and multi-task on a daily basis
  • Must possess strong analytical and problem solving skills
  • Must be customer service oriented and work in harmony with executive level management across the company regions
  • Ability to follow oral and written instructions

Computer skills:

  • Proficient knowledge of computers and Internet usage
  • Proficient in use of Outlook, Excel, PowerPoint, MS Word
  • Using Excel Pivot Tables is a required skill
  • Ability to learn new programs with ease
