Job Description

POSITION PURPOSE

The Project Scheduler focus is to work collaboratively with the project team in maintaining the overall project contract schedule, issuing repots internally and externally, coordinating schedule changes/adjustments with the Project Management/Superintendent team and coordinating/recording Pull Plan sessions.

This position provides status updates on assigned projects, maintaining schedules incorporating design, submittal management, procurement, preconstruction, detailed construction & commissioning to provide an Industry leading scheduling program.

  • To support effective collaboration, the scheduler understands the Project Manager and Superintendent work as an integrated team to collectively manage the schedule. the Superintendent takes the lead on schedule, quality, safety, and logistics while the Project Manager takes the lead on the financials, technical resolution, material management and diversity with a common emphasis on safety.
  • Maintain Client and A/E relationships throughout the project cycle and beyond.
  • Input actual start, expected finish and actual completion dates for all activities incorporating material management activities, impacts, and progression of the work as developed by the project teams.
  • Coordinate with all entities of the project teams, update cost and resource information as necessary.
  • Review the critical path and Identify changes and project impacts in the schedule, suggest modified logic/durations based on prevailing conditions and consult with project leadership team to develop workarounds and overcome obstacles and problem solve to support detailed recovery options for the project team including the Client. 
  • Manage and control all scheduling data through project management software (e.g. Microsoft Project, P6, etc.) 
  • Assess with the project team additional factors such as productivity, available labor and equipment resources, Inspection processes, material availability, outstanding and pending required information, weather constraints, utility company commitments, quantity of critical paths increasing project schedule risk and overall logistical constraints affecting the ability to successfully execute the project within the defined schedule.

RESPONSIBILITIES

  • Maintain construction schedules, ensuring adherence to project specifications.
  • Provide project expertise in CPM scheduling techniques and use of Microsoft Project and/or Primavera.
  • Analyze subcontractor schedules, ensuring alignment with current overall schedule.
  • Perform Critical Path analysis and Earned Value Management (EVM).
  • Create scheduling scenarios to assist project teams.
  • Interpret schedule and cost reports, communicating findings to construction and scheduling teams.
  • Review drawings to determine project scope and contract terms for time extensions.
  • Establish a reporting cadence and approve detailed schedules from contractors and vendors.
  • Produce execution schedule reports and monitor project delivery updates.
  • Proficiently read MEP single line diagram drawings.
  • Ensure standardized format for all reports as agreed during project kickoff.
  • Communicate scheduling fundamentals to team members as needed.
  • Operate Microsoft Project/P6 software.
  • Manage backfill responsibilities during vacation periods.
  • Communicate with contractors regarding schedule-related matters and concerns.
  • Ensure logical sequencing and proper identification of work scope.
  • Coordinate with stakeholders to confirm accurate scope, timeline, and durations.
  • As-Built Responsibilities:
    • Maintain and validate the integrity of the as-built schedule.
  • Weekly Responsibilities:
    • Validate the accuracy and credibility of contractor-performed schedule analysis.
    • Recommend improvements for schedule performance through various analytical methods.
    • Analyze schedule impacts due to changes or claims, including time-impact analysis.
    • Perform QA/QC reviews on program schedules weekly.
    • Update Program Schedules/Master Schedules weekly.
    • Evaluate and monitor contractor progress schedules, consulting on troubleshooting issues.
    • Review/adjust for schedule-driven Change Orders and Time Impact/Claims.
    • Review/adjust for schedule-driven Design and Time Impact/Claims.
    • Review/adjust for schedule-driven RFIs and Time Impact/Claims.
    • Review/adjust for schedule-driven Weather and Time Impact/Claims.
    • Review/adjust for schedule-driven Unforeseen and Time Impact/Claims.
    • Conduct site walks to verify contractor schedule progress, providing reports to upper management.
    • Perform schedule Time Impact Analysis for change orders, negotiating delay settlements.
    • Develop monthly internal reports and communicate schedule risks with the project stakeholders.
    • Create schedule what-if scenarios to influence and drive decision making.
    • Implement scheduling best practices and drive standardization across the program.

Occasional travel is a requirement of this position.

Qualifications

EDUCATION AND EXPERIENCE

  • Minimum of 5 years of professional experience in Construction Scheduling, preferably on a Mission Critical project.
  • Mid to advanced proficiency in Microsoft Project and/or Primavera software.
  • Experience with Data Centers or high-tech construction projects is preferred.

KNOWLEDGE, SKILLS, ABILITIES, AND COMPETENCIES

  • Versed in critical path scheduling requirements for construction projects.
  • Proficient in Microsoft Project and/or Primavera P6 scheduling software.
  • Ability to read and interpret construction drawings and specifications to understand, build, and approve/accept schedules produced by contractors.
  • Experience in reviewing time impact analysis and recovery schedules.
  • Strong analytical, problem-solving skills.
  • Proficient with computers to include the utilization of Microsoft programs.
  • Ability to work in a team environment.
