JOB SUMMARY:
Responsible for developing an understanding of local Real Estate market conditions, used to guide decision-making for the homebuilding operating teams and supporting the sales and land acquisition teams in underwriting new communities.
PRIMARY RESPONSIBILITIES

  • Utilize fact based, quantitative analysis to support
    recommendations for new home communities' price and sales
    pace. Ensure strategic and financial soundness and alignment
    for any recommendations.

  • Work closely with cross-functional teams to analyze and
    recommend operational strategies.

  • Manage project feasibilities including: conducting fieldwork,
    gathering data from competitive databases and other secondary
    sources, and compiling information into written and graphical
    market analysis.

  • Contribute to yearly Operational Strategic Plan process and
    compile relevant data into local market strategy presentation.

  • Prioritize effectively across multiple projects/workstreams and
    efficiently use the organizations resources across departments.

  • Demonstrate detailed understanding of the local Real Estate
    market.

  • Understand Pulte Concepts, especially Target Consumer Groups
    (TCGs) and how the needs and wants of the consumer relate to
    Division projects.

  • Communicate market dynamics to local team and make
    recommendations in a clear, concise and impactful way.

  • Contribute to the creation and sharing of best-practices for use
    across the company.

REQUIRED EDUCATION:

  • Minimum Bachelor’s Degree or equivalent

  • Advanced degree strongly preferred (i.e., MBA or Master’s degree in Real

  • Estate or Urban Planning

REQUIRED EXPERIENCE:

  • Related Functional Experience: Minimum 4-6 years of real estate or planning experience with deep analytical and structured problem solving skills.

  • Ability to communicate and present to key decision makers and teams.

  • Exhibit confidence with an adaptable, consultative style, knowing how to present opinions constructively, knowing when to defer to others, and being able to influence without direct authority.

  • Highly analytical and financially astute, with sound business judgment and creativity in both solving problems and devising potential solutions.

  • Must be able to translate raw data into meaningful insights to facilitate business strategy decisions that are practical and relevant.

  • Strong written and verbal communication skills, with a direct, tactful style and good listening skills.

  • Solid project management capabilities; comfort working under deadlines and producing key deliverables; high attention to detail.

  • Strong MS Excel and PowerPoint capabilities and familiarity with database/reporting tools such as MS Access and Tableau.

  • Travel will vary and is estimated to range from 0% – 10%

SALARY RANGE: $120,000 - $130,000 annually depending upon experience.

This position is also eligible for an annual bonus incentive based on the successful completion of defined performance objectives.

GENERAL DESRIPTION OF BENEFITS:

Employees are eligible to participate in the Company’s 401(k) Plan. Employees (and their families) are eligible for medical, dental, and vision insurance coverage. Employees are covered by company-paid disability and basic life insurance. Voluntary insurance coverage options, including critical illness and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 paid days off and employees with 10 or more years of service are eligible for up to 28 paid days off. Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays. Employees should consult with their local Human Resources Representative to discuss the composition of their available time off, which may differ based on work location and paid sick time eligibility.
