JOB SUMMARY: This role is primarily responsible for managing land projects through the entitlement process to achieve scheduled milestones for the recording of plats, obtaining development permits, and completing subdivision improvement and utility plans.  
DUTIES AND RESPONSIBILITIES:

  • Manage day-to-day activities of project due diligence, feasibility budgets and schedules, planning and entitlement, and budgeting activities. Support programs established by the Area management team.

  • Assign and manage due diligence projects for the designated business unit or geographic area. Assess project risks and participate in establishing feasibility budgets and schedules for consulting and engineering development activities.

  • Coordinate project management activities with the Division VP and the Operations Team to facilitate timely project start-up.

  • Manage all land development budget activities. Ensure consistent and accurate budget data.

  • Monitor vital document compliance (i.e., SWPPP, NOI, NOT, and various other permits).

  • Hire, train, motivate, and evaluate staff.

  • Manage HOA activities for assigned projects.

  • Review Purchase Agreements for necessary entitlement deal points and monitor compliance with terms. Aid in the coordination of joint development agreements or joint venture management responsibilities.

  • Utilizes recruiting and selection tools/processes to build organizational talent

  • Delegates work according to employees’ abilities and skills

  • Evaluates employees’ performance and plans for compensation actions in accordance with that performance

  • Provides developmental opportunities through the identification of internal and external training opportunities

  • Creates opportunities for employee growth

  • Provides continuous coaching with regard to functional and leadership standards (technical skills and behaviors)

REQUIRED EDUCATION:

  • Minimum Bachelors Degree in Business or equivalent

  • Valid Driver’s License because driving is an essential function of this position.

REQUIRED EXPERIENCE:

  • Minimum 3 to 5 years of previous related experience

COMPENSATION RANGE

  • $113,600 - $130,000 per year

  • Hired applicant will be eligible to receive an annual bonus.

In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 PTO days per year (and up to 28 PTO days per year upon 10 or more years of service). Employees are eligible to participate in the Company’s 401(k) Plan. Employees (and their eligible dependents) are eligible for medical, dental, and vision insurance coverage. Employees are covered by company-paid disability, basic life insurance, and parental leave. Voluntary insurance coverage options, including critical illness, accident, and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). Employees may also be eligible for state-required benefits such as paid family and medical leave insurance and/or paid sick time, as applicable.
