A day in the life

Prologis is seeking a Development Manager for our Southeast Markets (Atlanta, Savannah, Raleigh, and Charlotte). This position takes responsibility for managing development activities for land and building developments including entitlement, design, permitting, and construction of ground-up speculative and customer specific industrial facility projects in the Southeast Markets.

The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence, and professionalism.  It will also require a customer-centric mindset to ensure that our customers are successful and happy with their buildings.  The position is preferred to reside in our Atlanta office and interact daily with Prologis development, deployment, and leasing teams. The position reports to the VP – Development Officer of the Southeast Markets.

Key responsibilities include:

  • Work closely with capital deployment team members to execute pursuit projects as well as manage and deliver high profile BTS, extensive land development and complex inventory projects.
  • Develop budgets, define risks and track costs, both hard and soft, for land, infrastructure, and building construction for both build-to-suit and speculative developments.
  • Proactively lead and coordinate external jurisdictional entitlements and permits to meet internal and external customer requirements and project schedules.
  • Develop budgets, define risks, and track both hard and soft costs for land, infrastructure, and building construction for speculative building developments.
  • Develop, tender, and manage a variety of sizes of projects ranging from $10,000,000 to $100,000,000+ in development cost.
  • Lead a team of consultants and contractors to develop site and floor plans, specifications, construction documents, project budgets, and schedules for projects in key Southeastern markets.
  • Coordinate and monitor every facet of the development process in projects that are assigned, including:
    • Partner with the Investment Officer in evaluating land and building acquisitions and dispositions.
    • Hire and manage design professionals and consultants.
    • Schedule, budget, and plan development projects from conception through construction.
    • Lead project municipal approvals process from acquisition through project permitting.
    • Provide conceptual and pre-construction estimating for all aspects of development.
    • Manage procurement of project permits and approvals.
    • Regulate on-site inspections of progress, safety & quality.
    • Lead role in project closeout.
    • Effectively communicate prudent information regarding project status to Market Officers and Supervisor.
  • Respond to build-to-suit or leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
  • Ensure internal and external customer satisfaction and exceed customer’s expectations on each project.
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.

Building blocks for success

Required:

  • 7+ years’ experience in a similar role working in the field of Civil Engineering, Architecture, or Construction Management. 
  • Experience in local industrial development, land municipal approvals, and construction.
  • Ability to travel about 25%- 50% of the time within markets, pending project location.

Preferred:

  • Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is preferred, or equivalent experience.
  • Combination of experience as project management with a general contractor/ A&E / owner representation preferred.
  • A professional license (Engineer, Architect, etc.) is desirable but not required.
  • Computer proficiency: MS Project, Google Earth, ACAD viewer (in addition to general Microsoft tools).
  • Experience on BIM projects is desirable but not required.
  • Self-motivated and ability to multi-task and prioritize with minimal direction.
  • Excellent written and verbal communication skills.
  • Promote a positive, can-do attitude with a real focus on Customer satisfaction, efficiency, and effectiveness.
  • Experience with entitlement processes in any market.

Hiring Salary Range of: $139,000 - $191,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
