The Acquisitions Analyst is responsible for supporting the Investment Team of Reliant with a myriad of analytical duties related to underwriting and analyzing potential investment opportunities. This includes market tracking, comparative lease and sale analysis, financial modeling of investments in Excel and working closely with senior management on daily tasks. Additionally, Acquisition Analyst may work closely with the Asset Management team on various reporting and operational tasks including lease reviews for acquired assets and portfolios. This position is based out of office in Overland Park, KS.
Essential Job Functions
- Perform market analyses through Costar regarding replacement cost, demographics and sale and lease comparables.
- Speak with brokers, bankers and consultants that specialize in specific markets and sectors to understand market dynamics.
- Financial modeling of assets and cash flows.
- Analyze leases to determine the impact specific lease terms might have on potential cash flows (i.e. renewal options, termination options, lease type, and landlord responsibilities).
- Tour properties with members of the investments team to determine if there are any concerns that need to be considered within our underwriting.
- Prepare materials such as initial deal overviews, corporate presentations and Investment Committee decks.
- Organize diligence materials including tenant information, environmental reports, structural reports, service contracts, title information, etc.
- Update our investment pipeline with key asset and investment information.
- Assist with dispositions with regards to property information, tenant information, disposition diligence, and disposition tracking.
- Organize the Non-Disclosure Agreement discussions between our legal counsel and the Seller's counsel in order to receive confidential information with respect to underwriting deals.
- Research and analyze tenant financials, credit, and industry trends to determine long-term overall strength of tenancy
- Manage DD tracking list during acquisitions by serving as liaison between internal DD / operations team and Seller
Qualifications
- 0-3 years' experience
- BA or BS in Finance, Real Estate Finance, Accounting, Mathematics, Economics, Statistics or related disciplines preferred from a top-tier university. Other majors will be considered.
- Strong academic record.
- Proficiency with Microsoft Excel, Word, PowerPoint
- Understanding of basic financial concepts used to evaluate investments and build models, such as simple cash flow analyses, time value of money, return on investment, etc.
- Strong quantitative and qualitative analytical ability.
- Excellent oral and written communication skills.
- Self-motivation, determination and initiative in a team environment.
- Demonstrated high attention to detail.
