Position Purpose:
The Manager is responsible for identifying, negotiating, rigorously analyzing, and acquiring land and lots for the company. Land opportunities must be consistent with market data and reasonably scrutinized to minimize risk.
Duties and Responsibilities:
- Land Acquisition
- Prepares and negotiates letters of intent, agreements and other land acquisition related documents
- Coordinates and leads outside legal counsel, professional consultants, lenders and internal staff in acquisition efforts.
- Analysis and Risk Assessment:
- Prepares feasibility packages including product recommendations, financial analysis, competitive market analysis and risk evaluation of potential acquisition opportunities.
- Conducts general market research focusing on regional employment, demographics, sales volume, and competition to support the acquisition.
- Relationship Building:
- Generates acquisition opportunities by fostering existing and developing new relationships with a network of industry contacts including land brokers, developers, and owners in the relevant areas of operation.
- To support the land acquisition process, the Manager will build strong internal relationships with Sales, Purchasing, and Construction.
Skills:
- Basic understanding of land use and general viability of new opportunities for land development.
- Strong verbal and written communication skills with the ability to translate market data into community concepts.
- Understanding of and ability to negotiate complex land acquisition related documents.
- Ability to prepare and analyze project financials
- Strong project management and budgeting skills.
- Proficiency with Microsoft Excel and other Microsoft Office Suite products (Word, Outlook, PowerPoint, etc.). Exposure to GIS helpful.
Education/Experience:
- Bachelor’s degree in finance, accounting, real estate, law or MBA preferred.
- Strong transactional background preferred.
- Four (4) years of proven experience, including relevant homebuilding experience.
