About the Role
The Senior Maintenance Technician is an individual contributor responsible for completing work orders generated by our property management team in order to keep our residents satisfied and our properties up to Groma standards. The Senior Maintenance Technician will not only perform a wide range of maintenance tasks but also play a vital role in mentoring junior maintenance technicians, ensuring quality workmanship and adherence to company standards. Our portfolio is primarily multifamily rental apartments, so this position will primarily work in the field to service maintenance requests submitted by our residents. Our business model is fairly unique, so this position represents a crucial part of our residents experience and puts a friendly face on our company.
Responsibilities
- Complete a variety of tasks related to the maintenance of our properties, including but not limited to the following:
- Painting
- Carpentry and drywall repair
- Caulking and refinishing
- Light masonry work and bricklaying
- Appliance installations, repair, and maintenance (that do not require a specialized license)
- Fixture and hardware installations (that do not require a specialized license)
- General repairs and maintenance
- Perform handyman repairs
- Plumbing repairs (e.g., leaks, clogs, fixture replacement)
- Electrical repairs (e.g., outlets, switches, lighting)
- HVAC maintenance and repair (e.g., filter changes, troubleshooting, minor repairs)
- General building maintenance (e.g., door hardware, locks, windows)
- Grounds maintenance (e.g., landscaping, snow removal, trash removal) as needed
- Respond promptly and efficiently to resident maintenance requests, ensuring timely resolution and excellent customer service.
- Maintain accurate and up to date documentation of all maintenance activities, including work orders, inspections, and repairs
- Manage inventory of maintenance supplies and tools, ensuring adequate stock levels and proper care/storage
- Provide updates and/or reports on tasks, projects, or properties as requested
- Troubleshoot escalated maintenance issues or tasks as needed
- Collaborate with relevant team members to ensure the overall smooth operation of the portfolio
- Lean in (based on team needs) to assist the Property Operations Team, supporting our property onboardings, and ongoing property improvement projects
- Adhere to all safety regulations and company policies.
- Maintain a clean and organized workspace (i.e. job site, maintenance vehicles, etc.) while completing tasks related to maintenance, repair, or installation
- Participate in Emergency/Off-hours On-Call Schedule and respond to emergency maintenance situations as needed
- Guide and mentor junior maintenance technicians, providing guidance, training, and support
- Partner with the Maintenance Manager to identify training needs related to various maintenance procedures, safety protocols, and company policies
- Deliver training sessions for junior technicians on various maintenance procedures, safety protocols, and company policies including but not limited to:
- Ensure adherence to all relevant federal and local guidelines for safety and productivity, including OSHA, ADA, and other required regulations
- Provide feedback on performance for junior technicians to the Maintenance Manager as needed
- Serve as a secondary point of contact (when maintenance manager is unavailable) for Groma team members that collaborate closely with Maintenance team on all projects as it relates to maintenance
Qualifications
- High school diploma or equivalent, technical or vocational training preferred
- Minimum of 5-7 years of experience as a maintenance or facilities technician
- Proven experience in mentoring or training junior team members
- Excellent troubleshooting and problem-solving skills
- Ability to work independently and as part of a team
- Strong communication and interpersonal skills, with a focus on providing excellent customer service
- Ability to prioritize tasks and manage time effectively
- Detail-oriented and a proactive problem solver
- Ability to be flexible with work schedule and open to working (or being on-call) some weekends as business requires
- Motivated to develop a strong understanding of various skilled trades, such as carpentry, HVAC, plumbing, and electrical
- Experience using Google Suite and motivated to adopt new and emerging technologies
- Basic knowledge of Massachusetts home improvement codes and regulations
- Must be comfortable driving around Boston and have a valid driver's license, a clean driving record, and proof of insurance
- A vehicle is not required for this position; Groma will provide maintenance vehicle
- EPA certification for handling refrigerants (preferred)
- Experience with property management software (preferred)
Working Hours
This position will work Monday - Friday beginning at 7:00 am at their first property assignment and continue on in the field until 3:00pm with a 30 minute lunch break taken at the team member’s discretion. This position will primarily operate within normal business hours week-to-week but is also expected to be available during weekends and assigned holidays for property-related emergencies. A list of potentially required on-call holidays is below:
