The Private Equity Manager will play a key role in Essex’s private equity portfolio, in structuring and monitoring joint venture partnerships and in optimizing IRRs and cash flows. The manager role requires a strategic mindset, exceptional analytical skills, and a firm understanding of multifamily real estate.
WHAT YOU WILL DO:
- Forecast and model IRRs and cash flows for joint venture partnerships and review property operations, capital expense and financing budgets to provide recommendations for optimizing cash flow and value creation.
- Complete monthly variance analyses to budget and understand, articulate and provide recommendations to address key drivers for variances.
- Review distributions to joint venture partners and review periodic reporting to partners.
- Assist with structuring and monitoring joint venture partnerships and collaborate with cross-functional teams, including operations, finance, investments, and legal.
- Prepare investment memoranda, presentations, ad hoc analyses and other materials for internal and external stakeholders.
- Travel periodically to assess markets and assets within the private equity portfolio and stay abreast of real estate market trends, economic indicators, and industry developments to identify emerging opportunities and potential risks.
WHAT YOU WILL NEED:
- Bachelor’s degree in finance, real estate, or a related field is required. Master's degree or CFA designation is preferred.
- Minimum of 5 years of experience in real estate; private equity, investments, asset management, investment banking, or a related field, with a strong focus on multifamily.
- Strong financial modeling, financial acumen, attention to detail and analytical skills.
- Excellent communication, presentation and collaboration skills and a strong work ethic.
- Understanding of complex joint venture partnerships, preferred.
- Deep knowledge of real estate and valuation techniques.
WHAT THE JOB REQUIRES:
- Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.
- In-person office requirements for a minimum of 3 days per week consistent with the Company’s hybrid policy, located at Essex's corporate offices in Irvine, CA or San Mateo, CA.
- Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.
- Minimal travel may be required for occasional meetings, training, or conferences.

The salary range for this position is $119,000.00 - $180,000.00 per year. New hires generally start between $119,000.00 - $149,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
