Position Overview
Since its inception, Blue Owl’s Real Estate platform has established itself as a leader in private equity real estate, offering flexible capital solutions to investment-grade and creditworthy tenants across asset classes and geographies. We seek to provide investors with predictable current income and the potential for appreciation while focusing on limiting downside risk.
Our core Net Lease real estate strategies focus on acquiring single-tenant, free-standing properties across industrial, essential retail, and office sectors that are net-leased, long-term, to investment grade and creditworthy tenants. This combination seeks to create predictable cash flow from long-term rents, providing investors with current income, net of fees, plus appreciation and limited downside risk.
Responsibilities:
- Work with risk team in development and execution of comprehensive risk management strategies to protect the organization, investors assets and reputation.
- Negotiate with counterparties (such as lenders and tenants) on insurance provisions in leases, loan agreements and other contracts.
- Assist in managing overall broker relationship to maintain comprehensive property & casualty insurance program to ensure all assets are appropriately insured.
- Work with lenders to ensure compliance with insurance requirements in loans agreements.
- Conducts meetings, audits, inspections to ensure compliance, evaluate broker performance, identify corrective action and implement follow up assessments.
- Maintain company Risk Management Information System (RMIS) to aggregate all company exposures, claim reporting, insurance coverage, loss prevention, and property modeling.
- Completes applications, obtains quotes, negotiates premiums, review coverage comparisons, and prepares proposals and presentations for management. Maintains all required documentation and records
- Provide claim reporting and oversight.
- Develop large property and liability programs to protect company assets from catastrophic loss.
- Work with certificate tracking vendor to ensure insurance compliance
- Track insurance market trends and how they may impact companies procuring large real estate and construction development property coverage programs for management.
- Strategize with risk management team in quantifying and capping risk.
- Handle and resolve tenant disputes relating to insurance with the aid of external insurance consultants and legal, if needed.
- Review and approve invoices for insurance policies and consultant fees.
- Work with accounting and risk teams to bill insurance premiums to tenants.
Qualifications:
- 10+ years of relevant experience, ideally in the real estate, construction, lending or property/casualty brokerage industry.
- Demonstrated experience negotiating leases and loan agreements and/or placement of large insurance programs.
- Bachelor's Degree. ARM, CPCU or similar preferred.
