Position Purpose:
Responsible for identifying, analyzing, negotiating and acquiring land and lots for the Company.
General Duties and Responsibilities:
- Strategic Planning and Execution:
- Creates an annual strategic land acquisition plan defining geographic, product and pricing goals to guide acquisition efforts and support the Company’s overall strategic plan.
- Consults with management regarding strategic planning and assists finance personnel in preparation of the Company’s annual business plan.
- Briefs management on targeted acquisitions; obtains corporate approval for acquisition expenditures.
- Manages existing communities lot inventory, lot delivery in new phases, and developer relationships.
- Analysis and Risk Assessment:
- Prepares feasibility packages including product recommendations, financial analysis, and risk evaluation of potential acquisition opportunities.
- Conducts general market research focusing on regional employment, demographics, sales volume and competition to support the acquisition.
- Coordination and Administration:
- Prepares and negotiates letters of intent, agreements and other related documents in accordance with company policies & procedures.
- Oversees the land acquisition escrow and entitlement process.
- Coordinates and leads outside legal counsel, professional consultants, and internal staff in acquisition efforts.
- Relationship Building:
- Generates acquisition opportunities by developing trusted relationships with a network of industry contacts including land brokers, developers, and owners in the relevant areas of operation.
Technical Skills:
- Basic understanding of land use and general viability of new opportunities for land development.
- Strong verbal and written communication skills with the ability to translate market data into community concepts
- Understanding of and ability to negotiate complex land acquisition related documents.
- Ability to prepare and analyze project financials
- Strong project management and budgeting skills.
- Creative thinker who understands value through land assembly or re-development opportunities.
- Proficiency with Microsoft Excel and other Microsoft Office Suite products (Word, Outlook, PowerPoint, etc.). Exposure to GIS helpful.
Education/Experience:
- Bachelor’s degree in finance, accounting, real estate, law or MBA preferred.
- Strong background with financial models/analysis preferred.
- 2+ years related experience, including relevant homebuilding experience.
