The General Operations Manager (GOM) is the leader responsible for property operations, maintenance, and site management across a local collection of properties. The GOM will guide a team of Maintenance Supervisors, Technicians, and Operations Coordinators towards delivering unparalleled service and excellence. Through regular site visits, the GOM will be accountable for assessing property conditions and identifying areas that need attention or could be enhanced. The role requires a strategic vision and a commitment to ensure that every facet of the operation aligns with Essex’s standards and goals. Effective collaboration with internal teams, accurate reporting, budget management, and the ability to take a proactive approach to identifying and resolving issues are crucial components of this role.

WHAT YOU WILL DO:

  • Partner with Maintenance Supervisors and Operations Coordinators to ensure Essex standards are upheld through oversight of work orders, unit turns, curb appeal, vendor and inventory management, and asset project management.
  • Lead the team responsible for the customer experience as they tour, move-in, and live in our community. This team maintains and improves the community condition and takes care of resident service requests with a high standard of care and commitment.  
  • Strategically manage and monitor expenses to stay within budget, proactively communicate any overages or savings, drive initiatives for cost-saving opportunities, and responsible for completing assigned financial reporting.
  • Lead and guide Maintenance Supervisors in identifying and resolving routine maintenance issues, with a critical focus on building exteriors, unit turns, and major mechanical systems. Participate in Quarterly Maintenance Inspections.
  • Regularly engage with the General Community Manager to discuss and strategize on all aspects of the business. Collaborate with the Customer Relations Manager to uphold the highest level of customer service for prospects, residents, vendors, and corporate departments.
  • Supervise and support Operation Coordinators to ensure purchase order compliance, turn process workflow, and the resident move-in experience are within the company expectations.
  • Complete required inspections, deliveries, and reporting obligations timely and accurately while ensuring overall MRO and capital expense compliance.  
  • Lead and mentor team members in the effective management of vendors to guarantee high-quality and timely project completion.
  • Ensure all AMG work orders are reviewed for accurate scope and pricing, treating each incident with an elevated sense of urgency towards safety and customer impact.
  • Manage relationships between various stakeholders including Capital and Maintenance Services (CMS), Sourcing & Procurement (S&P), facilities, and vendors.

WHAT YOU WILL NEED:

  • High school diploma or GED equivalent is required; bachelor’s degree is preferred.
  • 5 to 8+ years of property management experience with 2 to 4+ years of supervisory experience.

WHAT THE JOB REQUIRES:

  • Work is primarily conducted in an office setting and onsite with physical inspections of turns and asset quality that require a moderate amount of walking and stair use. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
  • Requires the ability to work Mondays through Fridays on-site at one of the regional sites or their assigned Hub. Must be able to work weekends or after hours on rare occasions if there is a business need or emergency.
  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.
  • This role requires the ability to travel between the local collection sites, with the possibility of traveling for training/conventions, etc.

WHAT YOU WILL BRING TO THE TABLE:

  • Provides formal supervision to associates within a single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action, and termination.  Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisals for staff.
  • Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with Essex's values.
  • Ability to respond effectively to sensitive issues and write reports. Ability to make effective and persuasive presentations to employees and clients. Ability to motivate and negotiate effectively with key employees and client groups to take desired action.
  • Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
  • Decisions made with an in-depth understanding and interpretation of procedures, company policies, and business practices to achieve general results. Responsible for setting department deadlines.

The salary range for this position is $104,000.00 - $156,000.00 per year. New hires generally start between $104,000.00 - $131,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
