Director, US CRED Originations

Alliance Bernstein’s US Commercial Real Estate Debt Team (“AB CRED”) is seeking a highly motivated and experienced Senior Loan Originator to join our dynamic team. In this role, you will be responsible for sourcing, structuring, and closing loan opportunities, with a focus on originating transactions that align with the platform’s various investment strategy. Since its inception in 2013, AB CRED has successfully raised approximately $11 billion via both open and closed ended investment vehicles and separately managed accounts. The platform invests in CRE secured debt across the risk spectrum covering all major property types in key markets throughout the United States. We have recently launched multiple new investment initiatives which expand the investment profile to include mortgage loans, mezzanine loans, distressed debt, construction loans, loan acquisitions and loan participations.  Our investors and clients have collective appetite for both fixed and floating rate loans with both short and long duration and secured by assets ranging from fully stabilized to transitional. Established processes and systems are in place to reinforce the discipline required to excel across all facets of the broadened investment mandate, including experienced deal sourcing, meticulous underwriting, comprehensive investor reporting, and proven asset management.

• Develop and maintain strong relationships with sponsors, borrowers and developers, and bankers, intermediaries and other referral sources to generate a robust pipeline of qualified loan opportunities
• Proactively identify new business opportunities that overlap with the platforms investment mandates within target markets and industry sectors

Loan Structuring and Underwriting

• Evaluate potential transactions and structure customized financing solutions to meet borrower needs while adhering to the fund’s risk/return profile
• Lead credit analysis, due diligence, and risk assessment processes in collaboration with internal credit teams
• Negotiate and manage terms, covenants, and pricing of loan agreements

Market Expertise

• Stay informed on market trends, competitive landscape, and economic factors impacting the private debt space

• Provide insights to enhance the fund’s competitive position and product offerings

Relationship Management

• Build and nurture long-term relationships with borrowers, sponsors, and referral sources

Collaboration and Leadership

• Partner with internal teams, including credit, legal, and portfolio management, to ensure smooth execution of transactions
• Mentor and guide junior team members, contributing to the professional development of the organization

What We're Looking For:

• Minimum of 10 years of experience in commercial lending, private debt, or a related field, with a proven track record of originating and closing loan transactions

• Strong network of industry relationships, including sponsors/principals and intermediaries
• In-depth understanding of credit analysis, deal structuring, and underwriting
• Exceptional communication, negotiation, presentation, and relationship-building skills
• Entrepreneurial mindset with the ability to work independently and drive results in a fast-paced, team-oriented environment

In accordance with applicable law, the minimum and maximum base annual salary for this role is as follows:

Base Salary Range: $250,000 to $280,000

Actual base salaries may vary based on factors including but not limited to education, training, experience, past performance, and other job-related factors. Base salary is just one component of total compensation at AB, which may include, depending on eligibility, commissions, year-end incentive compensation, short- and long-term incentives and Department-specific awards. In addition AB provides a variety of benefits to eligible employees, including health insurance coverage, an employee wellness program, life and disability insurance, a retirement savings plan, paid holidays, sick and vacation time off
