About the Job
JPI has an exciting opportunity for a Controller, Development & Investment Management to join our Financial Services team located in Dallas, TX.
The Controller, Development & Investment Management for JPI’s Development & Investment Management division is a key business partner, providing the financial tools, insights, and GAAP-based guidance necessary for our teams to deliver strong, aligned, and consistent project outcomes. This role provides financial leadership to development and Investment management teams, offering insights that influence critical decisions and promote long-term profitability. As a key leader within the division, the Controller role plays a pivotal part in ensuring financial integrity, compliance, and analytical rigor behind our project underwriting, budgeting and benchmarking, and cost oversight of our projects.
As a bridge between Finance and the Project/Development and Investment management teams, the Controller, Development & Investment Management will be instrumental in reviewing and validating project financials (both cash and GAAP), ensuring compliance with underwriting policies and standards, ensuring adherence to internal compliance frameworks, and supporting investment committee processes and documentation as well as benchmarking project performance to investment committee approved project budgets. The role also includes critical cost management responsibilities, particularly in tracking and reporting on soft costs and assisting in financial analyses related to deal structuring and GAAP implications. Working closely with JPI’s business leaders, the Controller will lead the coordination, consolidation, and review of financial forecasts across the development and Investment management business, including project updates, cash flow forecasts, fees, asset-level performance, and overhead/cost center budgets.
Essential Functions & Responsibilities
Underwriting & Investment Oversight:

Provide GAAP-based financial insight and validate key assumptions in models and business plans prior to Investment Committee review.

Review and validate all project-level financial projections (GAAP and cash) and business plans included in a submission to the Investment Committee—ensuring data integrity, assumptions robustness, and alignment with internal benchmarks.

Actively participate in Investment Committee discussions as a subject matter expert on financial analysis, GAAP treatment, and compliance, and ensure decision-makers are equipped with transparent, reliable financial information.
Forecasting & Business Planning:

Coordinate and consolidate forecasts across the Development and Investment Management business units for both company and project-level forecasting.

Monitor performance versus budget on actuals and cash flow forecasts, capital deployment schedules, and fee income projections.

Support cost center owners in developing and refining overhead budgets and forecasts.

Partner with Development, Investment Management, and Corporate Finance to ensure financial forecasts are accurate and aligned with business goals in a dynamic environment with ever-changing underwriting inputs and schedules.
Performance Monitoring & KPIs:

Design and maintain financial and operational dashboards to track key performance indicators across development and Investment management activities.

Monitor project performance against budgets, proformas, and benchmarks; highlight deviations and partner with the team for actionable insights.

Support senior leadership with regular project performance reviews and management reporting.

Develop reporting frameworks that support both strategic and operational decision-making.
Investment Management Partnership:

Collaborate with the Investment Management team to review the financial performance of operational assets.

Assist team in financial review of properties including rent collections, operating expenses, leasing metrics, and operating deficits.

Monitor property performance against Investment management benchmarks and financial targets.
Strategic & Ad Hoc Analysis:

Conduct scenario analyses, sensitivity tests, and return modeling for the portfolio to assess risks and opportunities.
Cost Management & Controls:
-
Assist in the financial tracking and reporting of development and pre-development budgets, with a focus on soft costs (e.g., professional fees, permitting, legal, etc.).

Collaborate with Project and Development teams to track actuals against budgets and flag variances early.
-
Recommend and help enforce policies for cost governance and efficiency across projects.

Preparation of the “Rosetta” waterfalls for each project with computations of the expected sales value based on projected cap rates each quarter and the associated computations of PPP. This includes an analytical review of all variances from the prior quarter.

Support due financial diligence processes for investment partners and funding strategies.

Maintain financial dashboards and KPIs for internal reporting.
Policy, Governance & Reporting:

Champion policies that promote consistency and clarity in financial decision-making—while remaining flexible and solutions-oriented.

Serve as a bridge between Development and Investment Management and Finance, ensuring alignment and shared understanding.

Support due diligence, audit, tax, and compliance processes with clarity and responsiveness.
Non-Essential Functions & Responsibilities

Education, Work Experience, & Physical Requirements
-
CA / CPA / MBA Finance or equivalent qualification.
-
8–10 years of experience in a Finance/FP&A role, with at least 3+ years in real estate development, construction, or infrastructure sectors.

Proven experience in underwriting, investment evaluation, cost management, and forecasting.

Strong analytical, Excel modeling, and presentation skills.
-
Working knowledge of development economics, real estate lifecycle, and project funding mechanisms.

Excellent communication skills and stakeholder management capabilities.
