About the Role
As Chief Engineer, you will oversee the daily operations of Flow House building systems/facility upkeep, manage budgets for cost-efficiency, and implement cost-saving initiatives, and lead residential turnover processes. You will direct preventive maintenance, inspections, service recovery, asset protection, and assist with capital expenditures. The Chief Engineer will lead and mentor a team, overseeing vendor relationships, ensure compliance with service agreements, and promote sustainability through energy-efficient practices. Additionally, you will conduct safety audits, oversee emergency response procedures, and ensure adherence to health, safety, and environmental regulations, maintaining a safe and compliant environment. The ideal candidate will demonstrate strong leadership, technical skills and the ability to problem solve effectively.
Responsibilities:
- Operations Management:
- Oversee daily operations of building systems, including HVAC, electrical, plumbing, and other infrastructure
- Oversees the building facilities, maintenance upkeep, and residential turnover process
- Performs building facility inspections, documentation and prepares action plans for property improvements
- Assesses and evaluates functionality of all building mechanical equipment
- Perform and/or supervise maintenance work as needed or scheduled to lengthen the life and usefulness of items so long term savings can be realized
- Keeps the property well maintained, equipment serviced and in good repair
- Supports all departments to ensure excellent customer service as it relates to maintenance and equipment issues
- Manages and optimizes work order queuing systems
- Supports Flow’s Corporate Facilities and CapEx team initiatives
- Leadership and Strategy:
- Lead and mentor a team of facilities service technicians, ensuring high performance and continuous professional and technical development
- Identifies training opportunities, and provides one-on-one training in specific tasks or SOP’s as appropriate
- Ensure that facility management staff consistently provides positive and prompt response to requests from residents/tenants/hotel guests
- Ensure facility management staff implements ongoing contract review programs to constantly assess client, tenant and occupant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant, owner, and the properties
- Budget and Financial Oversight:
- Manage the facilities budget, ensuring cost efficiency without compromising qualityEvaluate and approve expenditures, including repairs, upgrades, and procurement of materials
- Monitor and report on financial performance, providing recommendations for cost-saving measures
- Understand the impact of maintaining company assets within budget guidelines and how it impacts the overall financial success of the property
- Responsible for proper use of all equipment and adheres to cost controls to reduce expenses and waste
- Seeks and implements cost saving measures and efficient purchasing strategies in order to meet/exceed budget for expenses
- Monitor and manage all payroll/labor expenses
- Vendor Management
- Manage vendor relationships, service agreements for maintenance and facility services
- Ensures vendors comply with agreement obligations
- Recommends RFPs for cost optimization
- Sustainability and Efficiency:
- Promote energy-efficient practices and implement sustainability initiatives
- Identify and implement methodology to improve building efficiency, utility cost
- Risk Management and Emergency Response:
- Conduct regular safety audits and drills to ensure preparedness
- Address and resolve facility-related emergencies promptly
- Responsible for preparing property for all emergency procedures
- Maintains a clean and safe work environment in compliance with building, brand, local, state and federal regulations
- Ensure compliance with health, safety, and environmental regulations
Ideal Background:
- High school diploma or equivalent required; Bachelor’s degree preferred
- Must have a valid driver's license
- 8-10 years of experience in facilities management, including at least 5 years in a leadership role
- Proven expertise in managing large, complex facilities and technical systems
- Strong knowledge of building codes, safety regulations, and environmental standardsExcellent project management skills, with the ability to manage multiple priorities simultaneously
- Proficient in facilities management software and other relevant toolsExpert knowledge of building mechanical systems (HVAC, Fire Life Safety, Electrical, Plumbing)
- Proficient in Microsoft Suite and Google Suite
- Exceptional communication, leadership, and problem-solving skills
- Bilingual (English/Spanish) is a plus
