Primary Purpose: Serve as the primary strategic business liaison for landlord and tenant relationship matters stemming from material leasehold legal, financial, and property issues related to the 4,919 tenant and landlord leases and license agreements related to the brands and investment properties. Develop and execute on the case-by-case objectives to meet the site specific strategy.
Our flexible/ hybrid work schedule includes 3 in-person days at one of our core locations and 2 remote days. Our core office locations include Quincy, MA.

Duties and Responsibilities:

• Work with property and business owners, as well as other senior executives of landlords and tenants, for strategic partnering and resolution for financial claims totaling $2M-$3M annually.
• Collaborate with Real Estate Development to ensure resolution strategies are in alignment with business and relationship objectives.
• Support corporate initiatives to reduce occupancy costs through third-party lease administration audits, averaging $2M savings annually and positively impacting existing lease term and options.
• Work with Accounting Services to develop, optimize and socialize new systems and processes to maximize workflow, engagement and efficiency for LL CAM and Tenant Collection activities to reduce and maintain lower liability reserves/accruals.
• Participate in monthly calls with AP to support them on monetary lease disputes with landlords.
• Provide direction to outside legal counsel in alignment with business strategies and negotiate settlements through strategic planning. Maintain sustained savings of legal fees by resolving issues outside of litigation.
• Represent and defend the business in legal depositions, court testimony, arbitration, defaults, evictions, and bankruptcies.
• Provide oversight, guidance and support to Store Operations, Construction, Store Maintenance, Asset Management, MAC Risk and Environmental Compliance for landlord issues relating to non-monetary defaults, law suits or lease compliance issues relating to capital repairs, slip and falls, regulatory compliance, CAM and maintenance that have impact to, compliance, safety, store sales and customer perception.
• Direct contracts and processes for third-party lease audits for rent, tax, CAM payments made to our landlords for erroneous overpayments or billings resulting in claims. Ensure that best auditing capabilities, practice, and fees are procured and in place through comprehensive RFP processes.
• Primary business lead to address landlord defaults putting active supermarkets at risk for lease termination. Work with legal, owners/landlord's and Accounts Receivable to analyze risk/resolution and strategize to effectuate amicable resolution.
• Additional job duties may be assigned as needed to meet the needs of the business and support our Values.

Qualifications:

• Bachelor's Degree
• 10 years of industry related experience

Preferred Qualifications:

• Commercial Retail Real Estate experience
