Job Description
Job Purpose (Job Summary): The primary role of the Associate is to support Invesco Real Estate’s Credit Investments team by underwriting and analyzing new and existing real estate credit investments, including first mortgage, mezzanine loans, preferred equity, construction loans, and acquisition of legacy loans, while also preparing investment committee memorandums, conducting property and borrower due diligence, and assisting with the closing process.
Key Responsibilities / Duties:

Underwrite new real estate credit investment opportunities. Generate model assumptions, evaluate historical data, and conduct market research. Perform all aspects of financing modeling, including proforma cash flows, valuations, credit metrics, and returns.

Generate concise investment overviews for the Credit Investments team explaining the opportunity. Identify and communicate the strengths, considerations (risks), and mitigants of a real estate credit investment opportunity verbally and in written form.

Collaborate within the broader Invesco Real Estate platform. Work with the equity teams (Acquisitions, Investment Management, Dispositions, Capital Markets) and credit teams (Portfolio Management, Capital Markets, Asset Management, Closing, Fund Operations) to formulate applicable assumptions, identify asset and market trends and potential risks for potential real estate credit investments.

Produce comprehensive investment committee memorandums that are presented to Invesco Real Estate’s investment committees. Articulate noteworthy investment highlights, assumptions applied, and due diligence items. Clearly and concisely answer underwriting questions from investment committee.

Provide transactional support to the Closing Services team on closing new real estate credit investments. Spearhead property and borrower due diligence and review 3rd party reports.

Track and re-underwrite existing debt investments as needed. Work with Asset Management on high-profile borrower requests and potential modifications.

Travel to various domestic markets/locations 10% of time.
Work Experience / Knowledge:
-
Minimum of 2 years of real estate debt and/or equity investment underwriting experience

Proficiency with CBRE-EA, CoStar, Axiometrics, Green Street, and Real Capital Analytics preferred

Strong Excel, PowerPoint, and Argus skills

Must be willing to work in the office full-time

Formal Education:

Bachelor’s degree in finance, economics, or real estate preferred
The salary range for this position in New York is $100,000 - $112,500 annually. The total compensation offered for this position includes salary and incentive pay and will vary based on skills, experience, and location.
