We are seeking a driven and results-oriented individual to join our team as an Assistant Community Manager with a primary focus on delinquency collections. This role is critical in maximizing rental income and reducing delinquency rates. The ideal candidate possesses strong communication, negotiation, and organizational skills, as well as a proven track record in collections, and a passion for making a positive impact on the lives of our residents.
Responsibilities:
- Delinquency Management: Aggressively pursue delinquent rent collections through a variety of methods including phone calls, emails, and in-person meetings.
- Resident Communication: Build rapport with residents to understand their financial situations and develop effective payment plans.
- Legal Process: Initiate eviction proceedings when necessary and coordinate with legal counsel.
- Data Analysis: Track delinquency rates, identify trends, and implement strategies to reduce delinquency.
- Performance Metrics: Meet or exceed established collection goals and performance metrics.
- Incentive Program: Participate in an incentive program tied to delinquency reduction.
- Administrative Tasks: Maintain accurate resident records, prepare delinquency reports, and assist with other administrative duties as needed.
Additional responsibilities include but are not limited to:
- Build strong relationships with residents, addressing concerns and providing excellent customer service.
- Maintain accurate and up-to-date resident account records. Organize and maintain office files.
- Issue appropriate notices as necessary (i.e., late payments, evictions, returned checks, legal notices put out per lease).
- Post all rents, deposits, and fees. Scan in daily bank deposits or have a plan of action if computer/scanner/internet is down.
- Collect monies from residents to include prior ones. Manage and maintain low delinquency for the community.
- Prepare and update reports as delegated by Community Manager.
- Complete welcome cards, record all traffic and follow-up with all customers.
- Collect all required new lease paperwork, fees and deposits.
- Daily inspection of models, vacants, and office appearance to ensure readiness.
- Be aware of local market trends and conditions. Update Market Survey monthly.
- Complete daily, weekly, monthly leasing and marketing reports as required.
- Accept service requests and route to maintenance; conduct service follow-up with residents.
- Inspect property, pick up litter, report service needs to manager or maintenance.
- Inspect move-outs within 24 hours of the scheduled move-out and vacant apartments as requested by Community Manager.
- Create flyers and other resident function promotional materials for approval.
- Knowledge of the budget
- In the absence of community manager, assume/perform the duties of the community manager. (review Yieldstar dashboard in manager’s absence)
Qualifications:
- Proven track record in collections, with a strong ability to negotiate and resolve payment issues.
- Experience in affordable housing preferred.
- Excellent communication and interpersonal skills.
- Excellent organizational and time management skills.
- Knowledge of fair housing laws and regulations.
- Proficiency in RealPage, Onsite & Knock
- High school diploma or equivalent; college degree preferred.
Salary: $27/hr. + commissions
