Job Description

As an Analyst, Development, you will be joining a team who prides themselves on excellence vis-a-vis people, standards and quality. This is a great opportunity for a candidate that is interested in learning about all facets of the real estate development cycle. This includes working on a growing development pipeline with 5,000+ units at various stages including acquisitions/due diligence, design, construction, marketing and lease-up. Key responsibilities for the role include pro-forma modeling, budget management, financial reporting, financial analysis to drive key strategic decisions, supporting multi-disciplinary teams through municipal approvals and entitlements, schematic design, design development, and liaising with public and private stakeholders. This position reports directly to the VP, Development.

Essential Duties and Responsibilities:

  • Work with members of the acquisition team in underwriting new development opportunities and recommending a business case for development.

  • Develop and analyze project proforma models and cashflow forecasts to evaluate various development scenarios and manage risk.

  • Assist in conducting research to support all development functions, including acquisitions due diligence, market analysis, construction costs, entitlements, available sources of financing and design methods.

  • Work with relevant consultants and city staff to secure necessary entitlements, approvals and building permits required for maximizing site value.

  • Prepare and maintain project schedules, meeting minutes, budgets, cost tracking, and other financial reporting.

  • Coordinate and act as liaison with external consultants and approved professionals with regards to project conception and final execution, including the preparation of plans and specifications and ensuring the quality of executed work.

  • Review and consolidate comments on technical reports, drawings, and other consultant work product and coordinate submissions for applications.

  • Foster positive and long-lasting working relationships with third parties and government agencies to secure critical support of projects.

  • Stay current on new industry trends and municipal standards.

Qualifications:

  • Passion for real estate, specifically development and real estate financial analysis.

  • A degree in architecture, planning, real-estate development, or business / finance with a real estate emphasis.

  • 1 to 3+ years of relevant work experience in real estate, investment banking, planning, architecture or engineering.

  • An ownership mentality and self-starter with a “can-do” attitude.

  • Ability to operate in small teams with substantial individual responsibility and senior management exposure.

  • Highly effective written and oral communication skills with a direct and open communication style.

  • Advanced modeling skills with an in-depth understanding of financial concepts.

  • Advanced level of proficiency in Microsoft Excel, Word and PowerPoint.

  • Strong problem-solving skills and ability to think “outside the box”

  • Keen attention to detail and accuracy.

  • Ability to succeed in a fast-paced environment and to manage multiple projects with competing priorities.
