About the Role
- Oversee capital projects across Pacaso’s portfolio to ensure delivery of exceptional properties and maintain high bar for quality and owner experience over time
- Develop strategy to manage and deliver all construction-related services, including in-house projects as well as external third party engagements
- Develop Pacaso standards and requirements for capital projects; determine process for articulation of standards, documentation, and enforcement
- Lead the centralized strategy for repairs and maintenance across all Pacaso homes; standardize our approach to vendor management, capital planning, scheduling / billing optimization, the bidding process, quality control, and other key aspects of operations
- Establish cost-containment strategies that benefit owners while simultaneously driving revenue growth for the company
- Refine project management process, tools, and systems, including kickoff, project updates, escalation paths, punch list process, and closeout documentation; ensure contract is fully executed
- Identify opportunities and lead initiatives to systematically improve efficiency, decrease costs, drive profitability, and hit targets; work closely with Regional Operations Managers of Maintenance (ROMMs) and Regional Operations Directors (RDOs) to execute
- Partner with Acquisitions and Supply Chain to refine top-of-funnel inspection, request for repairs, onboarding, and punch process; use downstream learnings to inform process and continuously improve
- Build and lead regional teams as the department evolves; develop sourcing and staffing strategy, including third party general contractors and national partners; manage relationships
- Influence and align stakeholders across multiple teams, ensuring seamless coordination on major initiatives, including Acquisitions, Sales, Operations, Legal, Product, and Finance
- Serve as a thought partner to senior leadership, providing strategic insights and data-driven recommendations
- Act as a highly visible leader within the organization, fostering a culture of excellence and accountability
- Identify and implement systems and technology solutions to improve tracking, reporting, operational transparency, and financial accountability
- Establish performance metrics and SLAs and work with Product, Data, and Operations to build infrastructure to collect and manage data; report out metrics to leadership and make recommendations for improvement
- Support development of portfolio-wide vendor sourcing, management, and dispatch strategy; work closely with Regional Operations Managers of Maintenance (ROMMs) to build approach
About you
- 10+ years of experience in capital projects, construction management, real estate development, or related fields
- Proven track record of developing and executing strategic initiatives in a high-growth or startup environment
- Experience managing large-scale capital projects, including budgeting, vendor negotiations, and project execution
- Strong ability to navigate cross-functional environments and drive alignment across multiple stakeholders
- Expertise in process improvement, cost optimization, and leveraging technology to enhance operational efficiency
- Exceptional leadership skills, with the ability to build and develop high-performing teams over time
- Excellent communication, executive presence, and problem-solving abilities
- Possess a leader’s mindset and broad skillset; you see a problem, take charge of the situation, and are not afraid to bring people and resources together to get the job done

Pacaso manages the property and uses proprietary technology to make scheduling easy.
